Investor Martin Ladyr buys Atrium House, Prague for €10 million

Investor Martin Ladyr has bought the Atrium House, Prague office building for around CZK250 million (€10 million).

The building of the General Directorate of Hutní Druhovýroba at V Olšinách 75 in Prague 10 has been purchased through property management software company Sworp and is being renamed Sworp House. The seller is investment group Cimex.

Martin Ladyr, Founder and CEO of SWORP, plans to gradually reconstruct and modernise the 9,988 square meter Sworp House. The seven-storey building features offices from 12 square meters up to entire floors.

Atrium House was built between 1967 and 1974. It is an atrium-type building with a flat roof. The main supporting structure is a steel frame designed by the Prague Design Institute.

New life to iconic Atrium House building

Martin Ladyr says, “We are bringing new life to an iconic office building in Prague 10. We see huge potential here, it is a spacious building with enough storage space and parking spaces, which gives it a great competitive advantage that most offices in the center cannot offer. By modernizing this building, we are moving it into the 21st century and we are looking for new colleagues, tenants.

“As for the plans, a restaurant is newly opened, in the future there are plans for a spacious meeting space to rent on a turnkey basis, the construction of a fitness and wellness center, commercial units on the ground floor of the building that will open the entire space to the public, themed shared meeting spaces and in the longer term it will also be the turn to cover the atrium and the tropical garden.

“We are inspired by premium offices, the progressive elements of which we would like to incorporate into our building, and in addition to building a high standard, we want to offer premises at an affordable price per square meter. Here we create a pleasant, collegial, modern working environment for everyone.”

Sworp House offers accessibility by metro line A – Strašnická and by car from Jižní spojka, D1 and D11.
