Deka Immobilien Expands Portfolio with Acquisition of Dublin’s Ruby Molly Hotel

Strategic €86 Million Investment Enhances Presence in European Hospitality Market

In a strategic move to bolster its European real estate portfolio, Deka Immobilien has acquired the Ruby Molly Hotel in Dublin for approximately €86 million. This investment reflects Deka’s commitment to expanding its footprint in prime hospitality markets across Europe.

Prime Location and Modern Amenities

The Ruby Molly Hotel, completed in April 2024 by Creekvale Limited—a subsidiary of ESR Europe—is strategically located at the intersection of Arran Street East and Mary Street Little. This prime location places it in close proximity to Dublin’s historic city center, offering guests convenient access to key business districts and cultural landmarks. The hotel features 272 elegantly designed rooms, complemented by on-site restaurant and retail spaces, catering to both business and leisure travelers.

Sustainability at Its Core

Demonstrating a strong commitment to environmental sustainability, the Ruby Molly Hotel boasts impressive green credentials. It has achieved BREEAM “Very Good” and BER A3 certifications, underscoring its adherence to high environmental performance standards. Additionally, the property aligns with Nearly Zero Energy Building (NZEB) criteria, incorporating features such as sustainable drainage systems, green roofing, and provisions for future photovoltaic panel installations. These initiatives not only reduce the hotel’s carbon footprint but also enhance its appeal to eco-conscious guests.

Ruby Hotels’ Irish Debut

The operation of the Ruby Molly Hotel is managed by Ruby Hospitality Ireland Ltd., a subsidiary of the Munich-based Ruby GmbH. This venture marks Ruby Hotels’ inaugural presence in the Irish market. Known for their “Lean Luxury” philosophy, Ruby Hotels seamlessly blend high-quality design and prime locations with an efficient, cost-effective operational model. This approach ensures guests receive a luxurious experience at an accessible price point, setting a new standard in the Dublin hospitality scene.

Strategic Expansion Aligned with Investment Goals

This acquisition is a testament to Deka-ImmobilienEuropa’s strategic objective to enhance geographical diversification and fortify its focus on the hotel sector. Frank Hildwein, Head of Acquisition and Sales Hotels at Deka Immobilien, emphasized the significance of this investment, stating, “This acquisition aligns perfectly with Deka-ImmobilienEuropa’s strategy to enhance geographical diversification and strengthen our focus on the hotel sector. Ruby is already a trusted partner and reliable tenant, managing Deka-owned hotels in London (Ruby Zoe), Düsseldorf (Ruby Leni), and Munich (Ruby Rosi).” The Ruby Molly Hotel joins a distinguished portfolio of Deka-owned properties operated by Ruby Hotels, including establishments in London, Düsseldorf, and Munich.

Dublin’s hotel market has demonstrated remarkable resilience and growth, emerging as one of Europe’s top-performing sectors in the post-pandemic era. Deka Immobilien’s investment in the Ruby Molly Hotel not only capitalizes on this upward trend but also reinforces the company’s dedication to sustainable, high-quality assets in key European cities.
