Italy-based investor Gruppo Statuto has bought the Six Senses Rome hotel for €245 million, setting a new price per key record.
The seller of the 96-room, five-star hotel is London-based investment manager Orion Capital.
The price per key at Six Senses Rome of around €2.6 million is the highest ever, says Coldwell Banker Commercial, which advised Statuto on the transaction.
Leonardo Stassi, head of hospitality at Coldwell Banker Commercial Italy told Hospitality Investor, “Rome is a market that everyone fears is becoming oversupplied in the luxury segment. But luxury hotels have the ability to grow in value and mirror what happens in terms of inflationary growth. This is an example of how you can create value through luxury branding and it creates a new perspective as to what value really unique and special hotels can have to a certain type of buyer. And here is someone who has a vision about luxury brands in general and is collecting these very special hotels into one really big and unique portfolio.”
The hotel, in the centre of Rome, features a signature spa, a choice of restaurants and a rooftop terrace and bar.
Gruppo Statuto also owns the Four Seasons Hotel Milan, Four Seasons Taormina, the Edition Rome, the Ginestre in Arzachena, Palazzo del Toro, Mandarin Oriental Milan, W Milan and Rosewood Milan, and Hotel Danieli, Venice and other top-class hotels.
