Castello SGR’s Strategic Acquisition Strengthens Rome’s Hospitality Scene

The prestigious Leonardo Boutique Hotel Rome Monti, formerly known as Hotel dei Borgia, has officially become part of the Borgia Fund, a real estate fund managed by Castello SGR. This significant acquisition enhances Castello SGR’s position in Rome’s hospitality market and highlights the appeal of Italian real estate to international investors.

The property, now managed by the Leonardo Hotels Central Europe group, represents a dynamic collaboration aimed at improving the facility’s standing in the European market. Leonardo Hotels Central Europe, headquartered in Berlin, oversees a portfolio of over 300 hotels across 21 countries. This strategic move underscores the hotel group’s commitment to expanding its footprint in Italy, with a focus on modern, sustainable, and high-quality offerings.

Located in Rome’s iconic Monti district, the Leonardo Boutique Hotel Rome Monti spans six floors and a basement, totaling approximately 5,800 square meters. The facility boasts 80 rooms, a spacious 180-square-meter breakfast room, a lounge barmeeting rooms, and a wellness area. Its strategic location, within walking distance of landmarks such as the Colosseum and the Imperial Forums, ensures accessibility for both tourists and business travelers.

This acquisition aligns with the broader trend of rising foreign investment in Italy’s hotel sector, which saw over €1.3 billion in new investments in the first three quarters of 2024—a remarkable 52% increase compared to the previous year.

By 2025, Leonardo Hotels’ Italian portfolio will grow to include nine properties, thanks to additional projects such as the NYX Hotel Rome (formerly Hotel Cicerone), set to open in summer 2025. With anticipated revenue of €56 million for 2024, the group’s focus on quality and strategic positioning continues to yield significant returns.
