The sale of One Angel Square, Manchester, for £140m has been called the largest regional office deal of the year.
The transition is also one of the largest in Manchester in the last decade, says ADS Real Estate Advisors, which acted as advisor for the private client buyer.
The 329,000-square-foot office building in the NOMA commercial area was purpose-built by the Co-op in 2012 as its headquarters. It features 14 upper floors, a ground level, lower ground level and basement. It also includes an auditorium, restaurant, convenience store, coffee shop, gym and fitness studio, as well as several roof terraces.
On completion, the building received a BREEAM Outstanding designation with the highest score for a UK office.
DBM Advisory Limited also advised on the transaction, with TDD completed by Colliers and legal due diligence by Ingram Winter Green LLP. CBRE represented the vendor.
