International developer Skanska has sold the Studio B offices in Warsaw, Poland, to Stena Real Estate for €86 million.
Studio B, in the Wola District, is a part of the Studio office complex designed by Danish Arrow Architects and also Polish Grupa 5 Architekci. It has 17,600 square meters of sustainable and innovative space.
Fully-leased Studio B
The building was fully leased before getting an occupancy permit to Societe Generale Group, C.H. Robinson, insurance company Unum Życie and Business Link.
The Studio building is located between Rondo ONZ and also Rondo Daszyńskiego metro stations and is surrounded by commercial premises and amenities. It includes places for recreation including publicly accessible squares and rain gardens.
The project, designed and built following ESG principles, is the third transaction between the two parties in Central and Eastern Europe.
Stena Real Estate is a part of the privately owned Swedish Stena Group.

Sustainable solutions
Studio B was built following the requirements of key industry certifications: LEED Platinum, WELL and Building without Barriers.
The building incorporates employee-friendly solutions, including air conditioning based on quiet cooling beams and also adiabatic humidifiers to keep the air clean and fresh.
Studio uses a daylight intensity control system that adjusts the intensity of the interior lighting to the amount of available exterior light. As a part of the investment, an innovative concrete with a reduced carbon footprint was used, the emissivity of which is on average 46% lower than that of concrete with a traditional mixture.
